All properties marketed from 14th December 2007 require a Home Information Pack (HIP).

A basic HIP consists of a HIP index listing the contents of the HIP, a sale statement detailing the property and the legal interest being sold, a Local Authority search, an Energy Performance Certificate, a Water and Drainage Search, and Official Copies of the Title Registers (In addition, any ancillary title documentation if applicable) and a copy of the lease if applicable.

• Once we have received instructions to prepare a HIP, usually by telephone, we will require that payment is made for the cost of the HIP i.e. for the Energy Performance Certificate, Local Authority search, Water and Drainage search and title documents to your property.
• You can make payment for the HIP over the telephone by card, by bank transfer, cheque, or cash.
• Once we are in credit of cleared HIP funds we immediately:-
A) Order the searches for your HIP
B) Contact your Estate Agent electronically to confirm that a HIP is being prepared and confirm that they can now proceed to market your property.
• If you choose to use us to buy and/or sell your property as well as ask us to prepare your HIP we will waive the costs of producing the HIP. This means that you would only pay for the cost of the Energy Performance Certificate and searches.
• We offer a range of HIPS packages from the basic partial HIP (as detailed above) to a full HIP, which includes extra searches such as an Environmental search and/or Chancel Check etc).
